Agree and sign. Then the house, then the next one.
The order matters. We do not list a house that is still full, and we do not ask you to hunt for the next home alone while the sale is underway.

Agree and sign
The meeting is where we listen. After it, you receive one written Game Plan: what we heard, the order of the work, and what still has to be decided. Nothing starts until the scope and the terms are signed.

Estate sale
We price and hold the sale. Items that do not sell can be donated, and you receive a receipt when the charity provides one. What you are keeping is set aside for the movers. You approve what leaves the house.

Get the home ready and list
Paint, small repairs, the yard, cleaning, and staging happen before anyone takes listing photographs. Kimberly then lists the home. The price is chosen from a current look at recent sales, not from a guess made in the first meeting.

Find the next home and move
The search for the next home runs against the sale, not as a separate project you have to manage. We tour, compare, and time the move so you are not between houses longer than the closing requires.
